Keyser Marston  summarized the market opportunities for the 58-acre B6 site in the City of Burbank.  The Site is roughly bounded by Winona Avenue to the south, the Bob Hope Airport to the west, San Fernando Road to the north, and North Hollywood Way to the east.  The Site has a strong location in the Tri-Cities area.  Specifically, it is located near Interstate 5 and the 134 Freeway, which are both major highways servicing the Los Angeles Basin and points beyond.  The Site is also located adjacent to the Bob Hope Airport, which is a major, regional transportation hub.  These locational benefits are all considered when evaluating the Site’s potential market demand.  The analysis summarized the socio-economic characteristics, and employment and businesses in the market area.  Utilizing this background information, the potential market demand for retail, office, industrial, and hotel development on the Site is estimated.  Particular attention was paid to the benefits afforded by the Site’sproximity to the Airport and the types of businesses that would be attracted to industrial and office development in the future.
